Land Promotion

Many landowners are happy to allow the buyer to apply for planning permission on their land, however, we come across others who want to secure their own planning permission before agreeing to sell.

Typically they would have employed a planning consultant or architect who would have negotiated a planning permission directly with the Local Authority involved.  They would then have engaged the services of estate agents to sell the site subject the further payment of an agreed commission.

However, as the planning system has become ever more complex, costly and time-consuming and as the number of specialist professionals required has increased we have developed an alternative approach which can offer significant benefits to landowners.  Montagu Land can act as the land promoter, offering a ‘one-stop’ solution which works to achieve the maximum financial return but requires their minimum day-to-day involvement. 

In return for an agreed proportion of the final sale proceeds we will run the whole process of planning and sale including engaging and managing all the consultants directly, covering all their costs and all other planning charges and then with a planning consent achieved we will tender the site to the open market in order to obtain the best possible sale price. 

By linking our remuneration directly to that of the landowner this ensures that we have the greatest incentive to achieve the optimum planning consent and the highest land price.  The landowner is also protected further because if we do not secure a satisfactory planning consent and sale all our time, effort and expenditure is at risk. These arrangements can be applied to all land projects including immediate brownfield and garden land, but also to longer term strategic land opportunities on greenfield sites which may take a number of years to come to fruition.
