Land Acquisition

Montagu Land is one of the foremost land acquisition specialists operating in the south east residential land market today. 

Working methodically, we have built up a database of development sites across our geographical area and we monitor the willingness of individual landowners to sell over time.  We try to talk to them on a regular basis, but we do so with respect and sensitivity, being fully aware that land matters are highly personal and vendors do not always appreciate being approached unduly. Through this process of careful monitoring we can establish when a site will be available for development and the basis upon which it might be sold. 

When the decision has been made to sell we will undertake a thorough assessment of a site’s potential including site visit, planning and legal background check and also a full market appraisal, all at no cost to the landowner.  

When we have established the optimum development solution we begin the process of discreetly briefing selected builders in order to identify the right one to acquire and develop the land.  We carefully monitor the companies for whom we work, choosing those that we know and those that have a record of securing planning consents in the area and performing on agreed contracts.

But our involvement does not stop at this stage.  We continue to work to deliver the project successfully, negotiating the sale agreement on the builder’s behalf, assisting with the preparation of legal contracts, providing information on the progress of the planning application and ultimately arranging the details of the completion of the sale. 

We will always work in the interests of our buyers but what sets Montagu Land apart is that we also fully respect the position of landowners and work towards achieving a mutually satisfactory conclusion to all negotiations.
